Moncton vs. Shediac vs. Memramcook

Three very different communities within 30 minutes of each other. Here’s how to choose.

Moncton — Urban Hub Shediac — Coastal Town Memramcook — Rural Village

Buyers moving to southeastern New Brunswick often narrow their search to Greater Moncton — but quickly discover the region is far more varied than a single name suggests. Moncton, Shediac, and Memramcook each attract a very different kind of buyer, and the right choice comes down to lifestyle, budget, and what you want your daily life to look like.

I’ve helped buyers choose between these communities for over 16 years. Here’s how I’d break down the decision.

Moncton

🏙

Moncton

The economic engine of Atlantic Canada — urban, bilingual, and fast-growing.

Population
97,000+
Avg. Sale Price
$386K
To Downtown
0–15 min
Tax Rate
$1.6482
Bilingual
Yes
Airport
Yes (YQM)
Strengths
  • Largest job market in Atlantic Canada outside Halifax
  • Full urban amenities — hospitals, universities, transit
  • Direct flights from YQM (Toronto, Montreal, Ottawa, Halifax)
  • Strong rental market for investors
  • Most walkable neighbourhoods in the region
  • Highest appreciation potential long-term
Trade-offs
  • Highest property tax rate of the three
  • Higher average home prices
  • More traffic and urban congestion
  • Less space per dollar vs. rural options

Moncton is the choice for buyers who want access to everything. It’s a genuinely bilingual city — roughly 33% francophone — with a thriving downtown, major employers across finance, logistics, tech, and healthcare, and a quality of life that punches well above its size.

The real estate market here is the most active and liquid in the region. Homes move quickly, inventory is competitive, and prices have risen steadily. The average sale price as of early 2026 sits at around $386,000, up 2.4% year-over-year.

Best neighbourhoods for buyers

Elmwood Drive / Hildegard: Established, tree-lined, strong schools. Popular with families. Royal Oaks / Kensington: Newer builds, suburban feel, golf course community. Downtown / Bon Accord: Urban condos and character homes, walkable. Wheeler Park: Entry-level detached homes, good first-purchase area.

Shediac

🦞

Shediac

The Lobster Capital of the World — coastal, Acadian, and increasingly sought-after.

Population
~7,000
Avg. Sale Price
~$479K
To Moncton
~25 min
Waterfront
Yes
Bilingual
Primarily
Beach Access
Yes
Strengths
  • Warm-water beaches (Parlee Beach) — warmest salt water north of Virginia
  • Strong Acadian cultural identity and community feel
  • Waterfront and near-waterfront properties available
  • Popular summer destination — strong short-term rental potential
  • Lower density, more space per dollar than Moncton
  • Excellent seafood and local restaurants
Trade-offs
  • Higher average prices than Moncton (waterfront premium)
  • 25-minute commute to Moncton jobs
  • Smaller local job market
  • Seasonal population swings — very busy summers, quieter winters

Shediac surprises a lot of buyers — especially those relocating from Ontario or Nova Scotia — with its combination of coastal lifestyle and relative affordability compared to comparable beach communities elsewhere in Canada. While average prices (~$479,000) are higher than Moncton overall, that premium buys you proximity to some of the best beaches in Atlantic Canada.

The community is predominantly francophone and Acadian in culture, which gives it a distinct identity that many buyers find deeply appealing. The lobster festival in July draws tens of thousands of visitors annually, and Parlee Beach Provincial Park is routinely ranked among the best beaches in Eastern Canada.

For buyers considering short-term rentals, Shediac has strong summer demand — though municipal regulations around STRs are worth reviewing before purchasing with that intent.

Waterfront vs. near-waterfront: True waterfront properties in Shediac command a significant premium and move quickly. Near-waterfront homes (within walking distance of the beach) offer much of the lifestyle at a considerably lower price point.

Memramcook

🌿

Memramcook

The cradle of Acadian culture — peaceful, rural, and remarkably affordable.

Population
~4,800
Avg. Sale Price
~$280K
To Moncton
~20 min
Acreage Available
Yes
Bilingual
Primarily FR
University
U de Moncton
Strengths
  • Most affordable of the three communities
  • Large lots, acreage, and rural properties available
  • Université de Sainte-Anne campus (Collège communautaire du Nouveau-Brunswick)
  • Deep Acadian historical roots — Monument Lefebvre National Historic Site
  • Very low density, quiet rural lifestyle
  • 20-minute drive to Moncton core
Trade-offs
  • Car-dependent — no urban transit
  • Limited local amenities and services
  • Primarily francophone — may not suit all buyers
  • Lower liquidity — fewer buyers, longer days on market

Memramcook is where buyers go when they want land, privacy, and a genuine rural lifestyle — without being too far from urban conveniences. At an average sale price around $280,000, it offers the most square footage and lot size per dollar of the three communities.

It’s worth knowing the history: Memramcook is considered the cradle of the Acadian people’s resurgence after the Deportation, home to the Monument Lefebvre National Historic Site and a strong francophone identity. The community is welcoming, but buyers should be comfortable in a predominantly French-speaking environment.

The 20-minute commute to Moncton is manageable for most buyers. Many Memramcook residents work in Moncton, Dieppe, or Riverview and treat the valley as a peaceful retreat at the end of the day.

Who Is Each Community Right For?

🏙

Choose Moncton if…

You want the largest job market, most amenities, and highest long-term appreciation. Great for first-time buyers, professionals, and investors.

🌊

Choose Shediac if…

Coastal lifestyle is a priority. You want warmth, community, beach access, and don’t mind a short commute. Strong for families and lifestyle buyers.

🌿

Choose Memramcook if…

You want land, quiet, and maximum value per dollar. Ideal for buyers seeking acreage, rural privacy, or a strong Acadian cultural community.

My honest take after 16 years: There’s no wrong answer among these three. I’ve helped buyers choose Shediac over Moncton for the lifestyle and never look back — and others who moved to Memramcook for the space and found exactly the peace they were looking for. The right community is the one that fits your life, not just your budget.

Frequently Asked Questions

Is Shediac part of Greater Moncton?
Shediac is a separate municipality in Westmorland County, located about 25 km east of Moncton. It is not part of the Greater Moncton metro area (which includes Moncton, Riverview, and Dieppe) but is commonly grouped with the region due to its proximity and strong commuter ties.
Can I find new construction in all three communities?
New construction is most active in Moncton and its suburbs. Shediac has seen new development, particularly in areas slightly inland from the waterfront. Memramcook has limited new construction — most buyers there are purchasing existing homes or custom-building on rural lots.
Which community has the best schools?
All three have access to both English and French school systems. Moncton has the greatest concentration of schools, including École Mathieu-Martin (French high school) and Moncton High (English). Shediac and Memramcook are served primarily by the francophone Francophone South school district, with English options requiring a longer commute.
Is the Shediac real estate market competitive?
Yes — particularly for waterfront and near-waterfront properties, which can attract multiple offers. The broader Shediac market has fewer listings than Moncton, which means desirable properties move quickly. Having financing pre-approved before viewing is strongly recommended.
How do I decide between the three?
Start with your daily life — where do you work, what do weekends look like, and how much land do you want? Then overlay your budget. I’m happy to walk through the decision with you in a free consultation — no pressure, just an honest conversation about what fits your situation.
