How Every Neighbourhood Is Really Doing

 

August broke the pattern that held all summer. Sales activity pulled back sharply, inventory jumped across almost every community, and two of our tightest markets flipped into buyer’s-market territory in a single month. But “the Moncton market” isn’t one market — it’s thirteen. Here’s what actually happened, area by area.

Property Type Matters

Single-detached sales fell 24.1% year-over-year (176 sold, 6.2 months of inventory) — a materially bigger hit than the market overall. Semi-detached homes went the other way: 49 sold, up 48.5% from a year ago, with a much tighter 3.2 months of inventory. Same region, same month, two different markets — your property type and price range matter more than any single headline number.
