How this estimate works

Commission and HST. Richard’s 3% total commission covers both the listing side and the buyer’s agent. In New Brunswick, 15% HST is charged on real estate commission, so it’s included here.

Land transfer tax. In New Brunswick the buyer pays the real property transfer tax, so it isn’t a seller cost and isn’t included.

Closing adjustments. Property tax, fuel oil and utility adjustments can add or subtract a few hundred dollars at closing. Use “Other costs” if you want to include them.

This is an estimate. Your lawyer prepares the final statement of adjustments. For a number based on your actual home, request a free home valuation and Richard will walk you through your net proceeds with real local sales.
