Spring is here, and the housing market has changed a lot from a year ago. There are more homes for sale, and they are selling at a slower pace than in 2025.

For buyers, that is good news. You have more choices and more time to decide. For sellers, it means more competition, so the right price and good marketing matter more than ever.

Below, we look at three areas up close. The charts show how many detached (single-family) homes sold in May, and what they sold for. We compare May 2026 with May 2025 so you can see what changed.

What is “months of supply”? It tells you how long it would take to sell every home on the market if no new ones were listed. Four to six months is called a balanced market — fair to both buyers and sellers.

Moncton

69 detached homes sold in Moncton this May ▼ 31% vs last May (100)

Fewer homes changed hands than last spring. The East and North areas stay the most expensive, while Moncton Center has the lowest average price — a good spot to look if you want value.

Prices held up well across most of Moncton. But remember: when only a few homes sell in an area, one large sale can pull the average up. Use these numbers as a general guide, not as the exact value of your home.

Riverview

22 detached homes sold in Riverview this May ▼ 27% vs last May (30)

Riverview also saw fewer sales than a year ago. Prices moved around quite a bit between areas, partly because Riverview has fewer total sales each month, so the numbers swing more easily.

Riverview West sold the most homes of the three Riverview areas, but its average price came down from last year. If you are buying here, there is more room to negotiate than there was in 2025.

Dieppe

Dieppe had the smallest drop in sales of the three communities. It is also the most expensive area overall, led by Fox Creek, where larger and newer homes push the average price the highest.

Dieppe stayed strong on price. Even with fewer sales, average prices in the Center and Chartersville areas were close to or above last year. Buyers here should be ready to act when a well-priced home comes up.
