Sales: the slowest September in years

224 homes sold in September, down from 308 a year ago and 263 in August. Part of the drop from August is the normal end-of-summer slowdown, but this is well below the usual fall pace. Sales in 2026 have trailed 2025 in every month except January, and year to date, 2,325 homes have sold compared with 2,587 over the same stretch last year (−10.1%).

Inventory: more choice than buyers have had in years

There were 1,580 homes for sale at the end of September, the highest count of 2026 and 12.5% above September 2025. Inventory has run ahead of last year’s level every single month this year, and it is now 37.5% above September 2024.
